Oxford is globally recognised for research and discovery, yet many of its business parks were designed around traditional offices rather than science and technology uses. The challenge was to demonstrate how life sciences could be delivered successfully within this context, overcoming scepticism around demand and proving that Oxford Business Park could support specialist laboratories and R&D space. This required evidencing long-term occupier needs, establishing benchmarks, and giving partners the confidence to invest.

Through detailed research, feasibility testing, and design work, Lateral established a clear vision for Trinity House as a science and technology-led asset. This process mapped the demand profile, identified the requirements of potential occupiers, and demonstrated how the building and wider site could evolve to deliver institutional-quality laboratory and research facilities. By setting out this vision, Lateral created the foundation for large-scale repositioning and attracted institutional investment in Oxford Business Park.

Trinity House was the catalyst for transforming Oxford Business Park into a science and technology hub. While Lateral sold the site prior to construction, the vision and business plan unlocked confidence in its potential. Breakthrough Properties have since delivered a 170,000 sq ft new-build scheme, with Brookfield now advancing a wider masterplan for over 1m sq ft at ARC Oxford. Trinity House was the critical first step — the project that proved the opportunity and set the stage for Oxford’s next generation of science and technology development.
