The central challenge was whether a conventional office building could be converted into a facility capable of supporting Nuclera’s complex laboratory requirements. Their work — spanning synthetic biology, protein engineering, and bioprinting technology — demands infrastructure that can handle sensitive processes, controlled environments, and rapid scaling. In Cambridge’s highly competitive ecosystem, the task was to prove the building could meet these standards while offering the flexibility to adapt as Nuclera’s science and operations evolved.

Lateral applied its Cluster Integration Model to test the building against the needs of scaling biotechs, focusing on laboratory adaptability, resilience, and HQ functionality. Detailed technical analysis confirmed the potential to retrofit the asset into a specialist facility, blending wet lab capacity with collaborative workspace and HQ amenities. Lateral then simultaneously acquired and pre-let the building to Nuclera, enabling the company to consolidate from Cambridge Science Park into a single headquarters. The result was a tailored facility aligned with Nuclera’s research and commercial trajectory.

One Vision Park is now the headquarters of Nuclera, providing a bespoke base that supports their mission to make biology accessible through next-generation bioprinting technology. The project secured a record rent and demonstrated how targeted retrofit can unlock office buildings for advanced science uses. For Nuclera, the facility delivers the technical resilience and flexibility needed to scale cutting-edge science. For Lateral, it stands as proof of how research-led development can transform underutilised assets into high-performing, occupier-led life sciences hubs.
