Overview

Cavell Street is designed as a collaboration-first science and technology hub. Situated at the heart of Whitechapel, the project unlocks the area’s unique institutional ecosystem — anchored by Barts Health NHS Trust and Queen Mary University of London — to bring clinicians, researchers, and companies together in one location. Lateral’s research-led approach identified the sectors and occupiers that most benefit from proximity to one million sq ft of hospital facilities and world-leading clinicians. The result is a 115,000 sq ft NIA flexible platform, planned from the outset to enable partnerships that accelerate healthcare impact and drive inclusive growth.

Challenge

Despite its concentration of world-class institutions, Whitechapel lacked purpose-built space to bring healthcare, academia, and industry into close collaboration. The challenge was to design a platform that could connect Barts clinicians, researchers, and innovation-led companies, addressing clinical needs while maximising the wider benefits for East London. For Lateral, this meant going beyond delivering space alone, to create an environment where collaboration is embedded in every aspect of the development.

Solution

Using proprietary research and the Cluster Integration Model, Lateral mapped Whitechapel’s ecosystem to target the sectors where co-location with Barts Health and QMB would have the greatest impact. Partnerships with these institutions underpin a collaborative approach that ensures the building supports clinical validation, research translation, and company growth. With planning permission secured for 115,000 sq ft NIA, Cavell Street will deliver a highly flexible platform where healthcare professionals, academics, and businesses can work side by side.

Outcome

Cavell Street will set a new standard for collaborative science and technology space in London. More than just a building, it is a partnership-driven ecosystem designed to catalyse discovery, accelerate translation into clinical practice, and generate lasting community benefit. The scheme strengthens Whitechapel’s position as a national exemplar for collaboration between healthcare, academia, and enterprise — delivering impact locally and establishing a model of inclusive growth with global significance.
